As with most risks, property owners and managers can prepare for mold related claims. Routine inspections and maintenance may eliminate environments that are conducive to mold accumulation. Responsiveness to water intrusion and mold complaints is critical. Documentation of proper handling techniques is imperative.

Begin by performing a self evaluation of your risks potential:

- Are your tenants potentially exposed to mold conditions?
- What steps have you taken to reduce exposure?
- Do you perform routine inspections for property conditions that might be conducive to mold?
- Do you have maintenance procedures and reporting requirements to demonstrate that adverse
   property conditions were properly addressed?
- If a mold complaint is made, do you have personnel who are trained to address the complaint?
- Do you have written protocols for the assessment and remediation of mold accumulations?
